About the Role

This is a full-time on-site role in Cincinnati, OH for a Pre-construction Manager. The Pre-construction Manager will be responsible for overseeing all aspects of the pre-construction process, including budgeting, scheduling, site analysis, coordination with architects and engineers, and serving as a liaison between the construction team and clients. The ideal candidate will have extensive knowledge of construction materials and methods, building codes, safety regulations, and excellent communication and management skills.

Responsibilities

  • Project Planning and Strategy

  • Cost Estimation: Prepare detailed cost estimates, including materials, labor, equipment, and other project expenses. Continuously review and update cost estimates as project details evolve.

  • Value Engineering: Identify opportunities for cost savings and value enhancement while maintaining project quality. Evaluate alternative construction methods, materials, and designs.

  • Risk Assessment and Management: Identify potential risks and challenges related to the project. Develop risk mitigation strategies and contingency plans.

  • Budget Management: Establish and manage project budgets, tracking expenses and ensuring adherence to financial goals. Monitor and control project costs throughout the pre-construction phase.

  • Bid Management: Oversee the bidding process, including soliciting bids from subcontractors and suppliers. Evaluate and negotiate bids, selecting the most suitable partners for the project.

  • Schedule Development: Create and manage project schedules, outlining critical milestones and sequencing of tasks. Ensure that project timelines are realistic and achievable.

  • Permitting and Regulatory Compliance: Coordinate with regulatory agencies to obtain necessary permits and approvals. Ensure compliance with local building codes and regulations.

  • Client Communication: Maintain regular and transparent communication with clients, providing updates on project progress and budget changes. Address client concerns and inquiries promptly.

  • Team Coordination: Collaborate with architects, engineers, contractors, and subcontractors to ensure effective coordination and communication among project teams. Foster a collaborative and solution-oriented work environment.

  • Contract Negotiation: Participate in contract negotiations with subcontractors, suppliers, and other project partners. Secure favorable terms and conditions to benefit the project.

Qualifications/ Requirements

Qualifications

  • Bachelor's degree in Construction Management, Engineering, or a related field (Master's degree preferred).

  • Proven experience in construction pre-construction management or related roles.

  • Strong knowledge of construction methods, materials, and industry best practices.

  • Proficiency in construction cost estimating and budget management.

  • Excellent project management skills, including scheduling and risk assessment.

  • Effective communication and negotiation abilities.

  • Familiarity with construction software and technology tools.

  • Leadership and team management skills.

  • Proficiency in project management software (e.g., Procore, Primavera, Microsoft Project).
