As we step into a new year, we’re taking a moment to reflect on the milestones that defined the past one. From major recognitions to groundbreakings, community initiatives, and forward-looking development approvals, this year marked meaningful progress toward our mission: creating thoughtful, community-centered real estate that delivers lasting value.
Here are five moments that shaped the year and continue to guide where we’re headed.
Power 25 Recognition: Leadership Rooted in Community

Being named to the Power 25 is more than an individual honor—it’s a reflection of the work being done across our entire organization and the communities we serve.
Our founder and president’s recognition highlights an unconventional but deeply intentional approach to development—one that prioritizes listening, collaboration, and long-term impact. From affordable housing and senior living to market-rate and mixed-use projects, our portfolio continues to grow because it responds directly to community needs.
What sets our work apart is a belief that development should be done with communities, not for them. That mindset has allowed us to build trust, deliver strong outcomes, and create projects that are embraced by residents and stakeholders alike. As we expand—particularly in the affordable and workforce housing space—this recognition reinforces that disciplined, collaborative development creates both social and economic returns.
Breaking Ground on The Blair: Investing Where It Matters

This year, we proudly broke ground on The Blair, a 48-unit workforce housing development in the Avondale neighborhood of Cincinnati that builds directly upon the success of the neighboring Blair Lofts community.
Designed as a general-occupancy workforce housing project utilizing the 4% Low-Income Housing Tax Credit program, The Blair strengthens an emerging residential corridor while expanding access to high-quality, affordable housing for working individuals and families.
By building adjacent to an existing Kingsley + Co. development, The Blair reinforces neighborhood stability, supports consistent property management standards, and reflects a broader reinvestment strategy—returning to communities where thoughtful development can create compounding positive impact.
For Avondale, this project means more than new housing. It means reduced commute times for essential workers, increased support for local businesses, job creation during construction and operations, and a continued commitment to long-term neighborhood vitality.
Halloween in Avondale: Investing Beyond Buildings

Our commitment to community doesn’t stop at development—and this year’s Halloween initiative was a reminder of how small moments can make a big impact.
At South Avondale Elementary School, we hosted a trunk-or-treat event that brought supercars, full-size candy bars, and toothbrushes together for a fun, safe celebration. Every child walked away with treats—and a smile—thanks to support from Kingsley + Co and our neighborhood partners Sustainable Smiles.
Events like this strengthen relationships, create positive shared experiences, and reinforce trust within the neighborhoods where we build. Investing in communities means showing up not just as developers, but as neighbors.
Ridge Avenue Development: Revitalizing Oakley with Workforce Housing

In Oakley, we’re transforming a former urgent care facility on Ridge Avenue into modern workforce housing in one of Cincinnati’s most desirable and rapidly growing neighborhoods.
This development offers residents convenient access to nearby employment centers, retail, dining, and transit—while delivering high-quality housing in an area where demand continues to rise.
By repurposing an underutilized site, the Ridge Avenue project supports smart infill development and reinforces Oakley’s reputation as a walkable, connected community with strong neighborhood character.
Advancing Student Housing in Corryville

One of the year’s most significant milestones was the unanimous approval of the final development plan for our student-focused housing project at Euclid and Corry in Corryville.
The seven-story development will include 180 units, 481 beds, and 208 parking spaces, located just a quarter mile from the University of Cincinnati in a walkable, transit-friendly area. Designed to reduce pressure on nearby single-family homes, the project aligns with city plans for smart, sustainable growth.
Community feedback played a critical role in shaping the final plan. Parking capacity was increased, bike parking was expanded, and major streetscape improvements were incorporated—all while preserving walkability and transit access. The project will also participate in Ohio’s Clean Air Improvement Program, enabling solar integration and other sustainable design features.
With strong community support and thoughtful design, this development reflects our commitment to listening, adapting, and delivering housing solutions that balance student needs with neighborhood character. Kingsley + Co. anticipates breaking ground in the second quarter of 2026, with doors opening in fall 2028.
